Arbio raises fresh capital led by Eurazeo – to build Europe's first AI-native vacation rental platform
AI-powered platform takes over the complete management of vacation rental properties Arbio offers a seamless solution for a previously fragmented system of outdated software and traditional property managers The new funding accelerates the AI transformation of the European vacation rental industry
Berlin, Germany, October 14, 2025 – Arbio, a pioneer in the use of AI in the service-intensive property rental sector, announces its Series A funding round of 36 million US dollars, led by Eurazeo. This brings the company's total capital raised to over 45 million US dollars. Investors include the London-based AI-focused VC OpenOcean as well as existing investor Atlantic Labs and leading angels such as Philipp Freise and Justin Reizes (KKR), Johannes Reck and Tao Tao (GetYourGuide) and Din Bisevac (Buena).
The funding is intended to accelerate Arbio's acquisition pipeline, expand its AI capabilities and support expansion into new European markets where vacation rental management remains fragmented and owners are underserved.
Pioneering AI-powered services in property management
Founded by childhood friends Constantin Schröder and Paul Bäumler, Arbio emerged from their own frustrating experiences as Airbnb travelers around the globe. What began as a mission for consistent, high-quality guest experiences has evolved into solving the core operational challenges faced by vacation rental property owners and management companies across Europe – a potential market of 20 billion US dollars.
Europe has more than 6.5 million alternative accommodation properties – yet their management is still stuck in the 20th century. Owners struggle with unpredictable returns, endless effort and poor reviews, while guests increasingly have inconsistent experiences. Traditional property managers promise support with self-management but rely on outdated software – a patched-together, inefficient system.
To solve this problem, Arbio is building an AI-native operating system that acts as a full-stack property manager. Through AI-powered workflows, it automates distribution, accounting, operations, guest communication and dynamic pricing – delivering higher revenue, lower costs and greater peace of mind for owners. Guests benefit from personalized stays, faster response times and consistently high quality.
This technology-driven approach has led to remarkable growth metrics:
- 1,000+ units currently under management in the DACH region
- 10x revenue growth over the past two years
- 30+ strategic acquisitions completed by a dedicated M&A team
- European expansion in preparation
Arbio is among the first European companies to deploy AI-powered services at scale – AI not just as a tool, but as the backbone of service delivery. The platform orchestrates complex communication processes between owners, guests and service providers, offers intelligent decision support and dynamic price optimization that analyzes thousands of data points in real time. Arbio relieves owners of every size from operational burden – while enabling personalized guest experiences at scale.
With the Series A funding, Arbio plans rapid expansion across Europe, targeting hundreds of thousands of property owners who can benefit from the AI-native management platform. The technology-driven approach to scaling positions the company for this expansion – while maintaining its lean operating model.
Constantin Schröder, co-founder and CEO of Arbio, says: "As operators, we have experienced firsthand where the real pain lies in operating and managing vacation rental properties. That's why at Arbio we are excited to use AI to transform the fundamentals of a traditionally messy, service-intensive sector. Through our involvement with existing vacation rental managers, we have a very clear understanding of how to build and roll out our platform to create the greatest value for owners – so that travelers ultimately have a wonderful time discovering new places."
Elise Stern, Investment Director at Eurazeo, says: "Arbio is pioneering the AI-native model in one of the largest and least digitized service sectors in Europe. By combining technology, data and operational excellence, they are redefining what property owners and guests can expect. We are convinced that Arbio will become the category leader in the billion-dollar vacation rental management market, and we are delighted to support the company in this endeavor."
